THE 6TH FLOOR: BLOOD IN THE BATHROOM

AT about 11am on one of those days that was both beautiful and excruciatingly sunny, my typical impulsive schedule led me to one of the Real Estate Marvels in the city of Lagos. Comparable to some enviable destinations in the world, say Beverly Hills Estate, for example, Osborne Foreshore Estate is an array of high end architectural masterpiece in design and finishing, even Donald Trump would fancy a place right here!
The Bathroom.

It was no surprise that I had to undergo a lengthy security procedure at its main gate. I did get slightly impatient having to go through the same procedures on arriving my destination but the sight of several edifices all beautifully laid out, a well paved road and the beautiful landscape  made it worthwhile.
As I was ushered into the magnificent mansion at Osborne, my eyes took in the gardens below with a conscious pleasure. Palm trees waved in the slight breeze, water gurgled in the fountains, and the scent of mimosa was heavy in the air, it was exquisite!


I had been informed that the client I came to see just came back from London and her friend who introduced me to her insisted I pay her a visit. When I finally set my eyes on          her, she turned out to be the most beautiful woman I had ever seen.
Sitting in a tastefully furnished abode in the company of two gentlemen was a woman that appeared to be in her early 40s. Her hair was one of her astonishing features, very blonde and cut in a rare style. It was long enough to hang between her shoulder blades, yet short at the front, layered and feathered at the side, framing a face of considerable beauty.

Real Estate Unite Lagos 2013 Summit hosted by 3invest Media

The Most anticipated real estate event in Africa, Real Estate Unite Lagos 2013 Summit hosted by the 3Invest Media, a media subsidiary of 3Invest Limited, has once again raised the bar in the real estate industry with leading industry exhibitors, influential speakers and top professionals in the finance and built sector. Keynoting the event, Mustapha Chike-Obi commended 3Invest and had a flashback to his first press address when he came into office in 2007 as the AMCON CEO.
He went further to say that the housing problem in Nigeria requires serious attention to tame the humongous population explosion of the nation, which he put at 2.5% annually. Other speakers were Sadiq Mohammed of ARM, Sonnie Ayere of Dunn Loren Merrifield, Uzoma Dozie of Diamond Bank.
Holden Marshall, the Managing Director of Resilient Africa, part of the South African Resilient group one of Africa’s largest retail developers highlighted the huge opportunities in the Nigerian real estate, seating on the panel also was Venon Page of Hotels Partners Africa, Carlo Matta of Laurus Development Partners whilst Micheal Chudi Ejekam, Director of Real Estate, ACTIS gave an insight on foreign direct investments, trends and opportunities.

SPECIAL REPORT: THE FALOMO ON-RAMP BRIDGE

Falomo On-Ramp: Connecting the City.

 Unlike the Pyrenees, which separates the Iberian Peninsula from the rest of Europe, the Falomo On-Ramp Bridge connects two areas of Lagos metropolis—Ikoyi and Victoria Island. The Bridge was jointly financed by the state and private sector in consonance with the Lagos State government’s Public-Private-Partnership (PPP) model on infrastructural development.
The facility which stretches some 115m in length, features a post tensioned (or pre-stressed) ramp sited on five piers, each resting on four piles was constructed by Lekki Concession Company (LCC) and provides a dual purpose of highways and walkways for road users.
Before the bridge was constructed, Ikoyi bound motorists from Lekki had to undergo the torture of the traffic congestion before making a left turn at the busy intersection leading to Adeyemo Alakija street and then make a right turn to connect the Falomo bridge.
The curved arc bridge is the first ever bridge structure of this scale and magnitude anywhere in Nigeria that has been constructed by a private investor under the Public-Private-Partnership (PPP) model. The bridge which was unveiled on October 6, 2011 by Lagos State Governor, Mr. Babatunde Fashola had dominated discussions among construction industry practitioners, who expressed concern over the project cost.
According to the experts, a bridge that is barely a fraction of a kilometer in length is rather expensive at its N2.5 billion price tag unlike the third mainland bridge which was built in 1990 by Julius Berger Nigeria and measures 11.8 km in length at a cost of about N500 million at a period when N4 was equivalent to a dollar.
“In most cases, we have not succeeded in separating design from costing, as the design end up preparing the Bill of Quantities (BOQs), a situation that leads to questionable project costing,’ says Seun Ajenlekoko, the President of the Association of Professional Bodies of Nigeria (APBN), ‘There should be independent costing by qualified personnel to avoid corrupt tendencies.”
The quality of the facility however, is unquestionable due to the technology inputs applied and the quality of the materials used by the Lekki Concession Company (LCC) from commencement to completion of the project. “Void formers were used to reduce the overall dead weight of the deck by effectively removing unwanted concrete,’ says LCC boss, Opuiyo Oforiokuma, ‘the void formers account for a reduction of over 880 tons, thereby reducing the overall dead weights to 2,650 tons. The reduced load reduces tensile stresses, which in turn reduces the amount of steel required as reinforcement.”
