Nigeria Has Real-Estate Potential—and Challenges

In some ways, Nigeria looks like a real-estate investor's dream.
Africa's second-largest economy has an emerging middle class eager to shop in modern stores and is attracting many of the world's largest companies, which need offices. The country has a shortage of all types of modern space, raising the likelihood that the market will favor landlords for years to come.
But there also are drawbacks to investing in Nigerian property. For starters, the country ranked 96 out of 97—one above Sudan—in the Jones Lang LaSalle JLL +0.63% 2012 global real-estate transparency index, which tracks the ease and confidence investors have in buying commercial real estate in a given country.
The result is a market that is seeing an increase in deals with high price tags from opportunistic funds willing to take a chance on Nigeria's potential. But the world's largest and most established investors continue to steer clear of the country.
Most of the investors who are active in the country are either local players or foreign funds that specialize in Africa. "You're not going to get the European pension money here" soon, says Mark Bradford, chairman of property agent Jones Lang LaSalle in sub-Saharan Africa. "There's not much of a market [for them] here yet, but the potential is huge."

Manhattan Home Prices Climb in Busiest Spring Since 2007

Manhattan apartment prices climbed in the second quarter as buyers competed for a tight supply of properties in the busiest spring selling season since 2007.

The median price of all co-ops and condominiums that changed hands in the three months through June rose 4.3 percent from a year earlier to $865,000, appraiser Miller Samuel Inc. and brokerage Douglas Elliman Real Estate said in a report today. Purchases climbed 19 percent to 3,144, the most for a second quarter in six years, as buyers snapped up apartments faster than new units became available. The number of properties for sale plunged 31 percent to 4,795, the second lowest in more than 12 years of record keeping.

“There’s a chronic lack of supply -- no meat left on the bone,”Jonathan Miller, president of New York-based Miller Samuel, said in an interview. “We’re expecting price appreciation for the foreseeable future until there’s a meaningful relief in inventory.”

Prospective buyers are competing for a shrinking pool of homes, spurred by rising apartment rents and the fear that they’ll miss out on historically low mortgage rates. Owners who bought during the boom are waiting to list their properties until their equity climbs high enough to justify a sale, Miller said. The supply of newly constructed units is also thin, after builders halted projects following the credit crisis.

Skanska awarded $65m UN HQ revamp

Skanska signed a contract to renovate the general assembly hall in the United Nations headquarters in New York.
The new contract award follows Skanska’s appointment by United Nations in 2007 to serve as the construction manager for the capital master plan for renovation and upgrading of the headquarters.
Work on the new US$65m (£42.8m) contract is due for completion in August 2014. Skanska will replace and upgrade all mechanical and electrical equipment and control systems, remove all hazardous materials from the headquarters, reconfigure spaces for new uses, restore existing room materials and furniture to like-new condition and install conferencing systems

Living your Space: The Kitchen II

Planning a kitchen is much more than just placing a state of the art cooker, refrigerator and what have you in the kitchen space. As stated earlier in the past edition, the needs of the users and number of people in the family must be taken into consideration.
 
L-Shaped Kitchen Design
When planning a kitchen, it is important to ensure that the three centers which comprise the receiving, storage and food preparation and ending with cooking and serving are placed in a particular sequence to ensure ease of movement while eliminating wasted movements around the kitchen space. This leads to a typical layout with refrigerator, sink and cooker in that order spaced out with work counters and storage between major appliances.

There are five basic types of kitchen layouts; we have the straight-line layout, the ‘L-Shape’, the ‘U-Plan’, the corridor or parallel plan, and finally the Island layout. Each of these layouts is unique in its own way and seeks to maximize space.

The straight line plan is the most common and perfect for a small kitchen. Here everything is lined up against one side of the kitchen wall. We have here, the refrigerator, sink, and cooker all lined up

The ‘L-Shape plan is as the name suggests. The layout here is like the straight line but bent at an angle to give it the ‘L’ look. This is mainly to fit the space available.
The ‘U’ kitchen plan is where the layout of the kitchen is shaped like a typical letter ‘U’.
This is the most popular and is often recommended. The layout is perfect for one person working alone who stands within easy reach of the three centers made up of the refrigerator, sink and cooker. The parallel plan is simply made up of a straight line cut in two and placed facing each other with an isle in-between

Parallel Kitchen Design
is achieved by adding an island to a U layout, or an L layout. It could be square shaped or round. This layout is suitable for large kitchens where you have enough space to play around with.

KITCHEN ELEMENTS AND MATERIALS.

The beauty of your kitchen is more enhanced by the appliance you decide to equip your kitchen with. These appliances add to the aesthetics of the kitchen and make the kitchen inviting. I have been to kitchens where all you have is a kerosene stove thrown carelessly in one corner and a table holding some plates, pots and pans. All kitchens may not necessarily have state of the art appliances, but if you have an eye for beauty and fine details, that kerosene stove could still be placed in a more beautiful way than just been thrown on a table.
In choosing kitchen appliances, the choices are between a built in oven and cooker into cabinets or a stand alone cookers. Other cooking devices like microwave, deep fryers, toasters etc serve as auxiliaries to the basic cooker.
